Survey

Permitted Development Advice

Permitted development rights allow a building owner to alter or extend their building under certain restrictions and limits without applying for planning. These rights apply to loft conversions, rear extensions, single storey side extensions and outbuildings

  • Advise on potential to achieve the requirements of permitted development, where these apply

  • Preparation and submission of Prior Approval Notice to the local authority to confirm with the council that the proposals are acceptable, therefore not requiring planning, before commencing building work

Planning Applications

Planning is usually required, when permitted development is not applicable, for a new permanent structure or change of use, materials or form.

  • Advise on whether planning applies and what restrictions this imposes in your particular case

  • Advise on potential routes forward which are acceptable to relevant planning policy

  • Submission of planning application

Building Regulations

Building Regulations set minimum standards for the construction of a building as laid out by parliament. The standards ensure the building is safe, structurally sound, air tight and warm and has adequate access, drainage and ventilation.

  • Preparation of drawings and other information for submission to building control

  • Assistance with quotes for a structural engineer

  • Co-ordination with a structural engineer who will carry out the necessary calculations and drawings to submit to building control

Production Information

Preparation of drawings for the main contractor to work towards during construction and to ensure a more detailed quotation can be achieved. This process helps ensure quality and cost certainty, but is often only required on more complex projects.

Tender
  • Submission of drawings to various contractors for quotes

  • Assistance with the selection of the contractor in liaison with the client

  • Meeting with the chosen contractor to discuss the project

Site Inspections
  • Attend site to ensure the contractor is compliant with standards and spot potential hazards and issues of non-compliance

  • Monitor progress

  • Production of site report to summarise findings
